Благодушна людина на ім'я Проп з'являється в маленькому містечку, щоб почати життя в успадкованому будинку. Незабаром виявляється, що будинок знаходиться поряд з лісом, і в цьому лісі живе Відьма, яка терпіти не може сусідів. І тут починаються всякі складнощі і незвичайні пригоди. Проп звільняє полонених Відьмою Лісовичків, його помічником стає корова Берта, яка якимсь дивом починає говорити людською мовою. Проте Відьмі вдається за допомогою мітли, що літає, заманити Пропа в свою обитель...
