Після чергового бешкету постояльців прибуткового будинку Іккоку у немолодого управдома остаточно здали нерви, ось він і вирішив ретируватися з поля бою, зібравши всі свої пожитки у візок і давши дьору в протилежну сторону. А вранці наступного дня на його місце прибула усміхнена і ще нічого непідозрююча молода жінка Кеко Отонасі, якій не тільки належало пізнати всі дивності і сумнівні звички мешканців Іккоку, але і зробити все, щоб виправити цих недбайливих і ледачих людей, а заразом і знайти своє щастя.
